Garage door problems in the Kansas City metro
What breaks around here, and why
Eight years on garage doors before Valhalla. Trained installers at the Overhead Door plant in Olathe, then ran service calls all over the metro. Same handful of problems keep showing up. Here's the short version.
lifecycle of springs in the area
Temperature and humidity. That's most of it. A standard 10,000-cycle spring lasts about five to seven years around here. High-cycle helps, but it's not a guarantee. I've seen a 30,000-cycle setup break in four years because the guy ran his door constantly. Not literally constantly. But close. If you're in and out a lot, that's the number that matters, not the rating on the box.
Builder-grade doors aren't bad, they're just done
The door your builder put in wasn't junk. It met code at the time. The most often repair we see are "builder-grade" doors splitting and cracking in the center on the top section and intermediate section below it. The bottom section generally is the next to start splitting after those if the door hasn't been damaged with a vehicle previously.
What it actually costs
Single-car insulated steel door, installed, old one hauled off: $1,200 to $1,700 depending on brand and size. Double car: $2,000 to $3,200. Opener adds $600 to $1,300.
1 layer, 2 layer or 3 layer: what we recommend
A lot of the cheaper doors on the market are steel on the front only, with vinyl or a thin backer on the inside. They dent easier, they're louder, and they are more easily damaged beyond repair. Every door we sell is steelback: steel on both faces. Stiffer section, quieter operation, and it lasts. It costs a little more than the 1 and 2 layer doors and it's worth it every time.
Original doors on older houses
A lot of older houses in the metro still have the original door. Stile-and-rail panel construction, and square nuts galore. You can tell the era by the hardware. Everything modern is six-point. While these doors are great, if made from Redwood, all others we see look to have seen the full cycle of their life.
Stocked for same-day
We carry springs, rollers, cables, and hinges on the truck, so most repairs get done on the first trip instead of a call-back Thursday with a part. We work on all the major brands. If something can't be handled same-day, it's usually because a specialty part has to be ordered in, and we'll tell you that up front.
